Holiday Homes
We offer impartial advice on buying and selling a holiday home on the Isle of Wight
There are different types of lifestyle properties for sale on the Isle of Wight. It is important to consider which type of property, location and facilities best suit your lifestyle. They are a great option if you are looking for a second property or a holiday home on the Island.
Holiday Park Homes on the Isle of Wight
Holiday Parks across the Isle of Wight sell static caravans and lodges. You normally pay a site fee to keep the holiday home on the park. Most parks will have a lease period that you can keep a holiday home on the park for. This can be different depending if you purchase a static caravan or a lodge. (Typically, 20 years for a new caravan and 40 years for a new lodge).
There are often private owners that will be selling caravans and lodges on the holiday parks. Private sales are usually less expensive than buying directly from the park. However, please be aware that when selling a holiday park home privately, you will need to pay a commission to the park.
The benefit of buying a private sale caravan or lodge
The price may be less and the site fee may be less, as you normally take on the current owner’s lease. (This will be different for each holiday park and owner).
Other costs to think about when purchasing a holiday home on the Isle of Wight.
Water & Sewerage Rates, Insurance, Ferry Costs, Gas & Electric.
Most holiday parks will have a discount offer that owners can use to help reduce the ferry costs.
If you wish to let your holiday home, this can generally be done through the park or privately. If you let through the holiday park there will be a commission to pay. This commission usually includes the marketing, key handling, cleaning and linen change. This is therefore less hassle for you, but revenue will often be less.

Brick built holiday homes and chalets on the Isle of Wight
If you are looking for an investment property on the Isle of Wight, you may prefer to purchase a brick-built holiday home or chalet. The benefit of purchasing these brick-built holiday homes and chalets will mean you are not purchasing a depreciating asset. It also means that you might be able to get a mortgage on these properties. The brick-built properties often give you a higher return on your investment. When purchasing an investment or lifestyle property, always check to see if they are freehold or leasehold. If they are leasehold, the length of the lease is always a consideration.
